Homes by Esh wins approval for 230 homes at Darlington's Burtree Garden Village
Darlington Borough Council's planning committee has approved plans for 230 new homes at Burtree Garden Village, the next phase of one of the borough's largest strategic housing developments.
Bowburn-headquartered Homes by Esh secured the consent on 23 September for land at High Faverdale Farm in Faverdale, on a plot known as Burtree Cell CH. The scheme will deliver a mix of two, three and four-bedroom properties, with 46 earmarked as affordable homes, alongside open space, landscaping, drainage infrastructure and links to walking and cycling routes.
Part of a 20-year build programme
The approval follows consent for a further 130 homes at Burtree earlier this year and forms part of a wider garden village expected to bring forward around 2,000 homes over the next two decades. The Hellens Group and Homes England-led project is also planned to include around 2m sq ft of employment space, a new primary school, a community centre, a pub and health facilities.
Planning officers had recommended the scheme for approval, saying it would make an important contribution towards Darlington's housing growth and support the long-term vision for the garden village. Only two public comments were received on the application, raising concerns about local road infrastructure and noise.
Dale Morris, technical director at Homes by Esh, said the company had been working closely with the council to answer an important housing need across the borough, and that its focus remained on bringing forward high-quality, design-led homes in Darlington. The housebuilder is also constructing 144 energy-efficient homes at Hurworth Meadows, delivering a further 155 at Elder Brook Park on Neasham Road, and has completed 225 homes at West Park Garden Village.
What it means for local trades
A 230-home phase within a 2,000-home, 20-year programme is about as close to a guaranteed pipeline as residential work gets, and it sits within easy reach of firms across the Tees Valley. Groundworks, bricklaying, joinery and roofing packages will follow as the phase is built out, with steady demand for roofing contractors across hundreds of plots, and builders and groundworkers needed from the first foundations through to externals and landscaping.
The 2m sq ft of employment space planned alongside the housing means commercial fit-out and civils work further down the line as well. Local firms looking to get onto housebuilder supply chains for Burtree and the other Darlington sites should register on contractor procurement portals and keep their details current on the Teesside trade directory before packages are let.
